Whichever party is more motivated – the Buyer to buy, or the Seller to Sell.

Most often, the Seller ends up with less money than they could have received if they had they just priced it right from the beginning.

Compare that strategy to this one: First, prepare the home so it shows well both in person and in pictures.

Second, price the home so that it competes well with other homes currently on the market and recent sales. You want a buyer to first get excited about the home, and get excited about the price. Don’t overprice your home – let the market do what it does. If your home warrants a higher price, let the Buyer bid it up.

Third, a thorough and thoughtful marketing plan is required to make sure the home does get exposed to every potential Buyer in the market. The more demand you create for your home, the better your price will be.

Finally you need an expert agent that is experience in executing this plan. It is not complicated, but it does require market knowledge and know-how to execute this well and get you top dollar.
